Repurpose Old Church

Church is 100 years old in small town. Nothing fancy. Plain and simple country church about 2,300 sq ft with full basement unfinished.

Good location but limited parking. Zoned residential.

What have you seen in your personal experience as far as "successful" repurposing?.

Single family residence, wedding/reception hall, municipal town hall, day care center.

One was used as a dance studio (I remember taking my daughter to ballet classes and the girls running up the small twisted back stairs that was originally used to access the pulpit. Two others were converted to residences, neither very functional....the nave is just too large with a vault. A custom builder bought one for like $200,000 and sold it for $700,000, and then it resold for $500,000, so the market doesn't always treat them kindly.

In small towns they are usually turned into residences, or purchased by the municipality and used as a public building. More heavily populated areas often see one religion leave and another take over.

In a small town in Kansas. Well. Frame? Brick? Or, very old cathedral type buildings? Kansas has some old Lutheran churches that are beautiful.
Here a brick veneer similar size was turned into a vapors seller. Another a homeless service center. A museum . A restaurant. In residential zoning a public building, a daycare. All with a huge discount though.

If it's in a residential area a commercial non-residential use might not work. Civic uses can fit in, though.

I see a lot of religious use properties in residential neighborhoods that simply get redeveloped into new residential for their underlying land value. That is, when the land values justify that.
