When you have it down, share with us the process for making up the cap rate to use. When I took it, the wink wink nod nod from the lender on the panel was that the cap rate should kinda be (were expected to be) massaged to justify whatever value is needed to make the loan. I am suspect of anything that was built to serve the GSE's bidding. I missed the Wallit presentation yesterday, so don't know what it entailed.No I am just looking for a course/class to understand the process.
