Hey everybody. I haven't logged on for months but I thought I would carouse the threads before placing an interesting post.
This thread seems have drifted off task some....but still worthy.
As far as the appraiser of the review calling you. I'd would certainly give the client a courteous call and apprise them you have received a call. I have done hundreds of reviews and I wouldn't think of contacting the appraiser for clarification...if clarification is required, so you job and state so in the review. Sounds like a std 2 violation to start with.
In terms of a trainee performing a review...that dog don't hunt. You can't possibly begin to perform a review without a reasonable unstanding of USPAP......5 years boys and girls, minimum. I'd say it took me closer to 10 years...and the lights are still coming on.
It is easy to spot a "hey-I-am-not-a-trainee review".
