Roundabouts and their effect on value

Does changing from a signalized four way intersection to a roundabout affect value?

Someone on the city council in the town where my mother lives went to France on vacation and decided the city needed a couple of these. They haven't worked out very well

When visiting Sedona, AZ this summer, every intersection had been converted to a roundabout. With about 7 million tourists visiting Sedona per year, traffic was flowing without any problems, whereas when they had traffic lighted intersections, traffic came to a stand still and it was impossible to get around.
My vote is for roundabouts and less accidents.

I agree. Roundabouts are the norm throughout Europe. England, Ireland, Italy, Australia, all roundabout traffic flows except for the big cities. I saw very few accidents in any of these countries, even in Rome where some of the craziest drivers in the world can be found.

According to the Institute for Highway Safety, roundabouts reduce traffic accidents and limit severity of damage and deaths.

Eminent Domain = Full Employment for condemnation appraisers. Is that what you are saying?
 
I like that Vegas rotary with rotaries within a rotary. I'll bet that was fun to watch when it first opened.

It's filled with doctor's offices and is near Sun City. Retirees going to the doctor, accidents were frequent. I've noticed that the higher value commercial sites aren't on the roundabouts. There are no fast food places or casinos in that picture.
 
I like them, mainly because I make a good part of my living appraising for roundabout construction. To paraphrase Garrett Morris (SNL, back when it was funny) "Roundabouts have been berry, berry good to me."

Also, they tend to replace 4-way stops with roundabouts in this area. A lot of people are not smart enough to figure out how to work a 4-way stop so I'm glad roundabouts are replacing them.

In places where a light or 4-way stop has been replaced, traffic that used to be backed up forever now moves thru smoothly, no backups.

Statistics generally show slightly more fender-benders but far fewer serious accidents and virtually no fatalities.

As far as adverse effect on market value, I've seen none but then again, most r-bouts have been constructed in the residential areas. I can see maybe an affect on high intensity retail but none on industrial.

They've purposely built small r-bouts on the side roads to keep the trucks out of the area; prevent them taking short cuts thru residential areas. When they ignore the 'no trucks' and the '5 ton limit' signs, they get stuck in the r-bout and before they can get unstuck, the cops give them tickets. Pretty good plan, IMO.
