Sale of a Deltec house anywhere?

Maybe any geodesic dome house would satisfy your UW? I had a stip like that on a log cabin. The UW had to see one comp that was a log cabin. The subject was new, 2800SF with high end finishes huge decks and expansive views. The only comp I could find was 750 SF stuck in the woods and it was a rustic cabin. Lucky to have running indoor plumbing.

I threw it in there. The adjustments were ridiculous and I stated that the comp was added at the insistence of zzz @ zzz, and no consideration was given the comp, etc., etc.
 
Not a Dome.

Deltec is not a dome. Standard 10' exterior wall just shaped as a regular polygon not 90 degree angles.

ha, I don't even remeber her last name and besides she was renting the place. I will be out that way on Tuesday. I will drive by the are and see what I can come up with. The problem is that it was a dirt road off of 535. The entire area is developed now. I will get back to you.
 
I would agree with Chuck.

Dome homes are also generally round in the exterior shape, and appeal to a certain class of buyer.

Perhaps a search back 2-3 years in a very wide regional search will help find some.

This is the same process used when appraising unique mansion type properties for which few recent sales exist.

Perhaps Deltec company will cooperate by giving you names/addresses and purchase cost of their sales over the past 2 years. Then do an MLS search to see if any have sold "arms length." It will be important to determine what the site development and foundation costs were, as the home is sold as a factory built 'kit' not including foundation cost, much the same way modular homes are sold.

Now that I'm thinking about that....perhaps using modular or other kit home sales will help you due to the similar construction and delivery.

And by the way.........double or triple your usual fee! :blush:

The appraisal is already complete, just need the sale to please the underwiter. Again, it is not a dome and does not even resemble one in the interior layout. Flat sides and flat ceiling as in standard construction, just not 90 degree angles at the corners.

With all due respect, you seem to be hung up on the 'dome' thing.

The point I and others have discussed is that you have a unique home. It's ROUND. Very few homes, as compared to all the homes constructed, are round in design.

It doesn't matter how tall the walls are....its ROUND! (No matter what the angle of each individual wall segment attached to the adjacent walls.)

Best comps are similar in design.

My point is that it is not round (and there for has little in common with a dome.) I need a sale from the same manufacturer or a truly similar product.

Per the Deltec web site, the home has a round design. The walls are not set at 90 degree angles to each other.

Their ceiling apparently is flat. Domes have loft spaces. Domes still meet the criteria of unique homes that attract few buyers such that a ROUND Deltec home might.

Perhaps yours is different. Photos would help us understand better.

If it is just a rectangular design, then you don't have a truly unique property. It is a panelized design/construction, but built to UBC code. Site built homes will probably work for it as comps.

i feel your pain

I did one of these. It sold 1/21/2005. 1st lender wouldn't touch it, so I had to go back and re-do for the second lender. Royal PITA! I ended up calling deltec to find out if they knew of any resales and get some help with cost figures. I used one story contemp. style dwellings. If you want info on my sale, email me at appraizr@triad.rr.com and I'll send you the sale data. Of course, its a not quite as far as Alaska, and its a little dated, but they want a deltec re-sale, and i got one! ;)
 
Pain is not too bad.

Yes, searching for a Deltec comp is a pain, but fortunately I did get an above average fee (paid in advance) for the trouble. The biggest pain is yet to come in that my wife got a glimpse of the plans and has it in her head she would like to live in one. :Eyecrazy: If this guy can get his built, it likely won't be the only one in town.

Those who have not been in a Deltec and want to compare a Deltec to a dome should consider a can of tuna. Would you say it is more comparable to an orange or a can of spam? The report already has unconventional comparable sales; what is desired is one of the same style as the subject. Hopefully between Beverly and those who sent a private message I will be able to satisfy the client's needs.
