Sale of a Deltec house anywhere?

Greg, never been in a Deltec, have been in really nice domes and some pretty crappy ones. I have been in a panelized "round" design home with flat sides like your "Deltec", but it must not have been a "Deltec" because it wasn't that impressive. I think the other opinions offered say something about ANY unique building style or technique. Its seen to be part of a class of "unique" homes that typically may knock the socks off a certain set of buyers, but to the typical buyer is too "unique" to pay a premium. Sometimes we find ourselves sold on the attributes of a particular style of a home, only to find that the market says, So what? Sounds if Deltec is trying to match the hype of Lindal log homes. In my experience same thing, the typical buyer could care less whether Lindal or other highly finished log home, but for those who hear the full sales pitch, would swear one of the logs was once part of a cross, thousands of years ago. Don't lose perspective, if Deltec was all that and a bag of chips, there would be one on every corner, because the market would demand it.

Mike, the best product does not always dominate the market. For instance I am using a Mac to post this, but most readers are using a Windows box to read it because for many reasons Windows dominates the market in spite of its rough beginnings in the early nineties. The herd mentality dominates the market, different will always be a hard sell. That is why the lender is demanding a Deltec comp. They want hard evidence of market reaction to the particular type of home. Thanks to the gracious effort of Beverly, I now have exactly what I need.

Hope this helps.

I don't have a sale, but I appraised one a couple months ago that is currently listed.

3642 Moody Trail
Tallahassee, FL 32309

1875 sq. ft. built in 1987. 1.39-acres on a small spring fed lake.

I appraised it for $305,000 using other conventionally built homes in the area as comps. It's currently listed for $334,900 and has been on the market for 36 days
