I'm sorry...I just don't understand why it's necessary to put samples on a web site. I didn't even know lenders asked for samples anymore; I haven't provided those since 1995. Regarding ordering an appraisal and there's your sample........that recently happened to me. I was just approved by a very large bank and they "tryed" me....ordered an appraisal, sent it to their approval department and I have a new client. I didn't ask to be approved. Don't mean to sound pompous...but there's so much work out there now, why is that method necessary? Can of worms...can of worms...can of worms :?
 
No offense taken Charolette. I still get sample request though. Maybe you work with a better clientel than me :lol: Granted I get few requests for samples but I am about to do some marketing. I am looking for one or two good local lenders to work with. I wanted to get my samples up just in case they ask. Then they can download them and save me the headache of having to print or fax them to them.

I see your point Charolette. My thinking is if I have a license the why do they need samples?? Guess old habits die hard.
 
Jeff, I too was recently posed with the samples issue when visiting a local bank. Their policy requires that the branch bank officer look over some reports, fill out an intra-company form with comments of that "review" process, and send that form to home office. This V.P. assured me that my reports would not leave her desk, she xpects I may have to black-out some parts and that would be o.k. While I have not given samples for over 3 years I did in the last week receive verbal consent from one client that it was "o.k." to submit a report or two I did for them, with discretion and doing the black-out thing of key elements, and recovering the reports when their "review" is completed. While preferring not to submit "ugly" report(s) I may now consider formally doing a full appraisal on my own home, with all the facts and details and comps and a conclusion to current market value as of May, 2002. One of my first sketch practice tasks was doing my 2-story house. I guess it's now time to insert that data into a formal report. I have no problem sharing the facts about my home and a current valuation. I could print it up for any other client request. I could even "update" it every 6 months with new, very local and recent sales of other 2-stories just like mine. That would be very easy to do in my suburban neighborhood. I will have a current valuation, and they get their sample. I wonder if I could be considered as biased and pumping-the-value on my own home ! ? LOL. Anybody else appraise their own home for the purpose of samples ?
 
Ross. I started appraising my house a while back. Since I have it for sale this seemed like a really great idea. I have a lakefront home and discovered how few comparables sales there were I got disgusted and quit. :lol: With limited sales data it was hard for me to be objective. I kept saying, no way would I pay that for that house!

I need to work on that again so I can post it as one of my samples. Of course if I do sell this house I feel sorry the real appraiser. Its going to be a tough job!

If you are planning to use your oddball home as a sample appraisal, may I suggest that instead you pick a more standard property to show your talent in applying USPAP standards and regs and how you deal with the broader-more mainstraem spectrum of appraisal assignments.

Your home sounds like it has too many vagaries, and only the most experienced reviewer or underwriter would be able to appreciate your efforts -- and

can just as easily be misinterpreted as lack of ability -- if the reviewer or underwriter doesn't UNDERSTAND the situation, or is too impatient to want to understand.
