My biggest problem with 7-11 is that under the presure of a test situatin you can misrecall the answer. As I said 34650 is 7-11.

As far as my last comment it was uncalled for and I apologize. I am just a little tired of a cadre of "instructors" who have no business being the one in the front of the room, and too many of these men and women take short cuts and cheat their student's of a true education.

Will you be at the FREAB meeting?

I don't know, I'll have to check the dates. I really need to start attending the meetings.

And if it makes your feel better my instructors did teach me about the farmer plowing that field. That's how I remember how the sections are numbered.

I remember hearing that line almost 30 years ago. I think it's an appraisal urban myth. Appraiser testifying in court, lawyer grills him as to why the cap rate is so low, shouldn't it be higher, yeah, but the higher the cap rate the lower the value.

Besides, everyone knows it's always between 9-11 percent.

Since we were talking math....
When I took my first introductory appraisal class 4 years ago in Detroit, two young ladies sitting at my table were struggling with their standard calculator, trying to work out the simple problems. ( area of a lot / percent an improvement foot print to a parcel / area of a two story winged colonial / etc). One turned to the other and said.. "I didn't know we'd have to know math for this" NO KIDDING!!!

I think they lasted one more class session...

When I posted about the 9% I was thinking the whole time about that old joke (myth) I heard with a commerical MB as the knuckhead probably twenty years ago. Just did not want to tell the whole long story.

Good Luck on the exam Ken. Remember read the question twice and be on the look out for the red herrings.
 
Thanks. To be honest with you, I am more concerned about the FL Supplemental Exam. I'm doing that one the Friday before the CG exam.
