Sample reports

Hi everyone,

I want to put together sample reports to have available to a new employer.
I also want to be sure I change/remove any information necessary to keep these reports legal/confidential. I've looked everywhere for info but can not find.
Can someone help me?

Kimberly,

If your plan is to redact a previous report all you have to do is black out every item that could identify the subject or the client or the comps.

All names, addresses, pnone numbers, legal descriptions, property ID numbers, multilist numbers, and so on.

It's not hard to do if you go through the order and read each word with a possible identifier-indicator in mind.

I don't redact my comp info. Of course now that I've admitted it, someone will probably fry me for that.

I pull the street address and MLS # if used on the comps also...

I guess you could leave the street removing only the house #..

You will also have to edit your location map as that also has the addresses on it....

Kimberly - The best advice I can offer you is; Don't do it! Save yourself the grief & aggravation. The "client" will want to know why you blacked this out, but not that and will ask you for non-redacted copies - then you just have to 'splain it all over once again. It just goes on & on & on...

Tell 'em if they want to see your work, they should send you the order.

Usually, I've found that those "clients" that want to see "sample" work are probing for your weaknesses, not your strengths.

Any "client" that really wants to see your work - have 'em call me. I'll 'splain it to 'em in real simple terms.

IMO, two of the better ways to handle this issue:

#1 and I consider the best:
Take a few examples of recent reports and clone them into new ones.
Change the addresses to something like: 1234 Residential Lane,
Change the names of the borrower(s) and owner(s) to James & Jane Doe,
Change the names, addresses, etc. of everybody, everything that could specifically identify the subject and the participants. Remember to remove or change any plats and maps.
Do NOT sign these!!!!!!

#2:
Get in writing permission from some of your clients to use some of the reports you have completed for them as samples for other lenders.

Pam made a very important point. DO NOT SIGN SAMPLES. Add to that: put the word SAMPLE all over the darn thing too!

How about this...do an appraisal on my own house. Use comps in the neighborhood as #1, #2 etc with no addresses. Can I use front photos of my comps?

If you did an appraisal on your own house for yourself - you wouldn't have to redact anything provided you released the report to yourself.

If you do that - don't forget to mention that you are not biased (if you're not).

How about finding a vacant house that is actively for sale and politely asking the listing agent if you could appraise it for the experience? By naming yourself as the client, you could use the report for a sample without redaction.
