Scammers

So what do you do with rental scams? This has happened in Charlotte. perp breaks in , vacant house changes locks. Advertises and first people call the # . They meet and fake landlord collects 1st and last month rent deposit . They sign lease and the renters go and get their stuff and move in. Real out of town owner finds out and files for eviction of the now victims. and the Scammer is long gone with the free money. How this works is the real owner was renting or lived there and moved and neighbors knew this. So nothing suspicious

BUT WAIT THERE IS MORE !!. Scammer shows vacant house to three or four people that day and signs lease with partial payment of first month rent from all of them . and they get the keys at the end of the month

Getting good renter is foremost. When I was desperate to rent my long vacant unit that's when I make mistake in getting a bad tenant.
 
Sure, Eviction is a legal process and can tale some time. because if it located in a densely populated city or county lots of other transfers or evictions are taking place. RE transfers peak in summer and less in winter. You only have so many Gov Workers.

Long ago I did a REO for FNMA. I could not get access and They could not take possession. It transferred over 14 -18 times in less than 12 months. From the owner to some off shore entity that we did not have diplomatic relations with them.
So they said do a2055. What I found out later was they were money laundering from the drug trade .

The California Department of Real Estate (DRE) urges all licensees to be on the lookout for an email scam circulating California’s real estate community where scammers are impersonating the DRE. The emails claim a formal complaint has been filed against the recipient, and that DRE has ‘approved license solution for these Real Estate courses’. The emails use DRE’s former official logo. (DRE’s current logo is pictured top left.)
 
Good old Outlook. I had 13 emails in my junk folder. Everyone was demanding a Windows update or similar (I love the Apple demands as I have never owned an Apple product). Every single one of them had an AOL email address. I wonder who they think that is going to fool... I have a secure email but it's so aggressive it stops virtually every email with an attachment even after you tell it that sender is OK. I rarely use it as a result. And a Gmail account just sucks putty balls. I bet there are 40 Realtor emails a week touting their latest listing... and I've not even been on that MLS for 10 years.

Update. Having to legally evict the next set of tenants. Their freaking deposit check bounced. Ahswholes already took possession, using my utilities etc. Fake story about broken down car in garage. It's just scammer after scammer. And she had a perfect credit score, passed a background check and a six figure job that seemed to check out. Luckily Georgia is pretty fast on evictions. I'm only accepting cash or certified check going forward...
 
Message from the MLS

Dear Agents:

Recently on of our agents received a telephone call from a
gentleman, with an Indian accent, wanting to sell his property.
He provided the correct names on the property for both him and
his wife and it matched the tax records. Told them he wanted a
fast sale because he was now in California and wanted to just
sell the property and purchase property there. The telephone
number provided was (209)449-5139 and the email was the owner's
name @outlook.com

Agent listed the property, took pictures, and when placing the
sign on the property the actual owners confronted the agent.
I wonder if the actual owner names were Indian or Indian sounding names
 
There is a show on Netflix about real estate fraud from 2024 called Tokyo Swindlers. Its a drama, not a documentary.
