Semi Attached or Semi Detached

I never figured out wtf is semi detached. If it shares a wall with the next place over, I call that attached.
Don't think I have ever checked that box.

Semi detached sounds like a thing you don't want to hear from the eye doctor about your retina. :leeann:

Think of a row of townhouses – the end unit is an example of a semi detached structure because it is attached on one side but has a yard on the opposite side.

Or a concrete walkway.
I call those attached.

Just make sure if it is attached to another structure on one side you indicate "semi-detached" and if it is attached to another structure on both sides then you indicate "attached" – then you you will get a forum "okey-dokey". Otherwise you have officially descended into "Fernandoism" and it's a good thing we caught it early. Sometimes these lending appraisals end up in litigation & minor housekeeping errors like that can cumulatively discredit you on the stand.

Going on 30 years and nobody has busted me on that nothingburger yet.
And, it was Fernando mania. :peace:

Obviously it's not a major concern in your market. I run into semi-detached structures all the time and I am careful to denote them properly. Just one less thing to worry about in the middle of the night.

Yep. All RE is local.

Now watch out for that beast under your bed, in your closet, in your head! :dancefool:

Semi-detached is an end unit. Of course, end units are attached. Personally, I think that terminology has the potential to be misleading.
