Sensitivity Analysis/Bracketing

So, while I thoroughly enjoy discussing the finer points of our profession, I also think that maybe some folks on the forum might be apprehensive discussing some of the more advanced topics. To which, I think it might be beneficial to share some of the stuff I've learned/developed over the years. The thread is not meant as an invitation to dissect my tool, poke holes in my logic - although that is certainly welcomed - but rather, to offer tools that have proved meaningful to me and several others. The first I'm sharing (and I encourage others to do so as well) is a sensitivity analysis/bracketing tool I developed. I've locked the cells down so that the formulas can't get messed up, and in so doing, have restricted the tool to EXACTLY six comparables, but I'm happy to provide an unlocked version to anyone who'd like to DM me. The way it works is as follows:
  • The 'adjusted' sales prices of the comparables are entered in row 2 as 'sales price' - adjusted meaning all adjustments have been applied EXCEPT the isolated variable (in the case presented, it's site size)
  • The subject's, as well as the comparables' values are entered in row 3 - in this case, the isolated variable is site size; this tool works for GLA as well, but most softwares have this kind of built in for GLA
  • The user then inputs different adjustments factors in R8CB until the 'Range' (R8CH) result is minimized; in the case I've built, range is minimized at ~ $7,500
  • The value that minimizes the adjusted range is the value that should be selected as the market extracted adjustment factor
This is basically doing a single variate regression on site adjustments. Anyway - the goal here is to just provide some meaningful tools to help folks, as opposed to just arguing over how many angels you can fit onto the head of a pin... hope it helps someone.

I am continually amazed that at each turn when I contact Spark customer support, the phone answering crew (in a world faraway and unknown to me) have an answer to every damn question, as though Spark administration considered virtually every possible scenario, to provide customizable alternatives for each!!!!
