Just curious. Are you saying you are making adjustments differently because you realize the software is calculating incorrectly?
No, it makes sense to calculate it that way. It would be incorrect to completely separate them, imo. and contrary to housing industry standards.
The UAD wants the full area of the basement. Ok...one adjustment is for the sq ft area (size) of the basement
Then the UAD wants the finished area. OK...that adjustment reflects any additional finishing that it has.
It will look screwy and confusing to have 1500 sf basement with a 1500 adjustment and another 1500 sf basement with a 20,000 adjustment. That's what you will have when you separate the finished adjustment instead of adding the amount of the finishing on top of the base.
The adjustments are how builders sell. You have base 25k for an unfinished basement. If you want it upgraded to finished, it will add 40k on top of that.
