Mr LA I am not talking down to you and I agree we need to stand together but we have appraisers on here and the public that are in Louisiana and its misleading to pretend you are there when you are in Los Angeles as some need an appraiser who knows there market area to answer certain questions. I also have no issues if you need privacy but changing your State to where you are really located would be more advantages to you and the others on here. Often we give referrals based on where one is located.

You put it on 1025 form and call it a fourplex. Appraise it as a small income , multi family property.

what do you do with the zoning checkbox? It is NOT legally zoned for multi family use. It is residential zone, with a variance to build 3 ADU's on the site. So are you going to tell the truth , not legal for zoning ? Or check legal and hope nobody cares ?

You can label it a multi family and appraise it as a multi family but the physical characteristics is a SFR with 3 ADU's. And the zoning remains SFR (or other form of res zoning ). Believe me, that will cause a problem in UW or loan approval, unless the folks on that end are incompetent or crooked. If it goes through and get funded, being out of zoning compliance for what you stated it magically turned into, a multi family , can get you tripped up in a review later.

As I understand the new CA rule, it WOULD be legal, as state regs supersede local zoning ordinance. I'd personally check the 'legal' box, and then explain what the new regs do - as not everyone is from CA, and not everyone knows about the new regs...
