SFREP and 3.6

Wintotal says the mobile app is faster. However, they are trying to incorporate that more into the desk top. The 4 hour webinar was done on desktop. Didn't seem to be slower than the mobile. It was the photo placement that was faster on the app. They are working on doing it faster on the desktop. But i am listening to the mobilers here to decide which way to go.
All i do is mostly little row homes that all look alike. i'm not crazy about spending more time during the inspection. Most of mine are vacant, so standing there longer might be ok, still debating in my head. But if they are going to be paying me more, i don't mind sitting at home doing it there. Not going to be full time anyway, doing some now from retirement boredom.
There is only so fast any of these software providers can make things. The stakeholders are trying to gaslight appraisers by claming the tech will allow an appraiser to breeze through the appraisal.e .

Look at all the help we have now!! A PDR person to go inspect, a mobile app to use on site, software that brags it is AI capable to crunch the adjustments and will even pick out comps !!
The PROBLEM is that the more help we get, the lower the income gets. They will use any time savings to justify paying less. And all this help means a chunk of the appaisal fee goes to the PDR collecto in in a hybird, and the appraiser has to spend a fortune in adding on software and appsa and tablets and LIDAR etc etc.

wis a downhill slide to just above UBER pay. It is a con, as they post here to demoralize us and convince us it our fault for not adapting enough to the tech - when it is their plan to keep chipping away and taking it all if they could - not just to get the $ that the appraiser used to get, but to control the valuation itself. The WAIVER/value acceptance puts the GSEs and lenders in control of the valuation, and that means they can influence the market, intentional or not. It is not a coincidence that so many home purchases are to LLC corps and investors rather than owner-occupants, pricing regular folks out of the market.

A software program can replace a human appraisal; however, the program can not replace the ROLE of the appraiser as the one independent party with no vested interest in the outcome OMG_ an appraiser can ....drumroll....."kill a deal" . Can't have that !! Can't have any safeguard in place !! The GSE's have referred to appraisals as friction and a speed bump. So much for the public trust. Can't have any "friction" for the loan profit train.

The search to shave more and more time is a con. Doing a credible appraisal takes time, whether one uses a mobile app or not, and whether one uses software that autopopulates.. Maybe tech can save 30 minutes to an hour. Big freaking deal. This is not a timed race.. And no matter how fast or cheap you get (with diminishing returns), there is a limited amount of appraisal work to be had. It is not like getting faster will allow an appraiser to mass produce a consumer good. Thus, there is no way to make up the lost income in volume for an appraiser

In addition, the appraiser will be providing free labor to verify everything.

As far as I know, they do not need to purchase software - their inspection form is probably internet-based. I suspect they have to own a lidar-capable device such as an Iphone pro but I have never applied for the position so can not verify it.
 
Has anyone considered Bradford's NightHawk ? Am trying to decide between SFREP and Night Hawk. Not ready yet to jump into 3.6. Have used ACI forever but definitely not staying with them. Then there is the choice between continuing to work or retirement???

I use Clickforms now. I did talk to one of the people that are doing demos for Bradford and found out that the beta testing is currently limited but is being expanded. I am on the Beta test list and should be getting the okay in a week or two. I did find out that it is compatible with just about any sketch program and that the mobile app is cloud based and will work on any device. Once you open the app when you have an internet connection. You can complete it even if you are offline when doing he inspection. Hint: If you want to talk to somebody at Bradford, talk to tech support. Sales seems to be a little behind when it comes to information.
 
Yes, but why would you want to if 3.6 is based on the new version.
I asked that question because I don't know the difference between the two versions. Can you summarize?

Currently Lidar is only readily available on iPhone Pro and iPad Pro hardware. Companies employing the PDC provide the app for the inspection.
 
There are many 3.6 videos on youtube for SFREP. They frequently have webinars for subscribers on 3.6 and other forms and if you miss them, they can be viewed at your leisure. I'm patiently waiting for the one magic on site gadget that truly works. There seem to be so many broken promises with those devices being sold with the blessings of the other software vendors.
