Short-term rentals

That'll get someone tossed off the panel quicker than anything
I used to promise 10-14 days turn around and often had it under 7. They'd rather hear that than to tell them 7 then they wait 10 days for the report.

Every single time.

You will never convince me you had a full and clear understanding of every assignment you accepted unless all you have done is tract homes.
I don't need to convince you of anything. However, I didn't say that I'd never screwed that up. I said that is what I do now. You really should check to see what someone has done before you start slinging aspersions. I have appraised and been involved in appraising a very wide range of property types.. including but not limited to a mountaintop, an airport, retail, industrial, restaurants, and yes... all sorts of residential property. I didn't insult you or imply that you weren't qualified. I simply disagreed with you.

I did not insult you, either. I simply disagreed with you, too. Your comment lacked clarity, as well. You now have qualified it to say that is what you do now.

Smart people learn from their experiences. Smarter people learn from others' experiences. I wish someone had told me some of the things I've learned when I was a noob appraiser.

I can agree with that.
Even seasoned professionals do not know what they do not know.
