The thing hurting property values is not the nearby farms and industries. It's the HOA themselves who are fouling their own nests.
 
There's two ways to look at the Gated Hoa projects. Are the gates or guards or HOA Karen's there to keep the inmates in or out.
 
Right to Farm laws are almost universal. If you move to the country then don't blame the farmers who were there decades before you were.
How about the large, commercial operations, millions or birds, turkey and chicken factories that decide to plant themselves in the middle of a suburban area? The lowly homeowners were there first. There are scores of these factories in this state. What do you think would happen to your property value if one moved adjacent and upwind of your place?
 
Just to add a little levity to the thread. This is a true story.

Quite a few years ago in a Large PUD just down the street from me the HOA Karens were on a nitpicking spree. One group of neighbors decided to fight back against the never ending notices of questionable minor infractions. So one of them bought about a dozen plastic pink flamingos and put them in their yard. Sure enough the Kaens showed up and gave them a warning. So they gave the flamingos to the next door neighbor to put in their yard. Again the Karens showed up. Well the flamingos kept going from neighbor to neighbor until the Karens finally got the message and went about their own business and left the residents alone.

That sounds like a local zoning or land use problem to me. They couldn't put them there if they weren't allowed. Unless there is no zoning or they were give a variance
 
In general at least in California the developers built new subdivisions by the dairy and farms then new owners complained about the farmer's and ranchers not the other way around. Once the land becomes more valuable for development the farms and ranches get forced out.

Just like Terrill when he dies the younger inheritance if smart will forget farming and sell it or develop it into a higher and better economic use because few young people want to be slave labour to keep old family traditions. Hell the last thing I need is a family farm or old heirlooms that are just old junk to me. Lmao)

The houses are mostly older, 25-75 years built when there was no zoning. The County then zoned most all the land AGR-Ag/Resid and the commercial poultry businesses started moving in and they bought the state politicians to allow them about anywhere. These high density commercial operations should be in an industrial area. They don't need to be in rural or suburban residential areas. Its not like the chickens are free to roam the 'farm'. They just don't want to pay industrial land prices when they can buy cornfields for $10K/acre. Its just all politics and the politicians are available to the highest bidders, I mean contributors.
 
We have noise, odors and outdoor sex in my neighborhood. No animals.

HOA dues go up when maintenance is not properly budgeted. If there is a large maintenance project (roads, remodel, etc) it gets passed on to the homeowners. I have a friend in a 60 year old condo property. They resisted raising HOA dues for years, then huge maintenance issues happened (plumbing, foundation issues), and it caused an outrage due to HOA increases.
