He is in denial about that era.
My views about their conduct during that time frame - and since - are a matter of record. Everyone who has been around since then knows exactly what my opinions were.

How virtuous or evil our users are is not an element of an appraisal standards discussion.

Why? Because I understand the difference between an appraisal standards discussion and a consumer protection discussion?

Just so we're clear here, and to cut off any additional slander you might be considering, I have a low opinion of Fannie's understanding of appraising, a low opinion of the risk management strategies some of these lenders have been using, and a low opinion of the viability of the 1004P type assignment when used for any but the low-risk/low-LTV decisions where it doesn't much matter how much the property is really worth.

In other words, the same views I've held all along; years before you even took your first appraisal course.
 
As used in USPAP, the public trust in the appraisal profession begins with the appraiser-client relationship and our standards are oriented to meeting the legitimate needs of our intended users.

BTW, you would definitely flunk the course; and if it is the podcasters who have been filling your heads with this stupidity then they would have flunked the course, too.

Who is your intended user specifically? Let's narrow it down. By name. Data collection is part of the appraisal process. You need basic appraisal principles for sure to know what appraisal practice is. Let's look at a restricted appraisal report.

Is your intended user the same ones that frauded the American public? Can you narrow down to one intended user? Like one and one only. Like one single intended user. ABC bank. That's it. Let's narrow it further to one single individual at ABC bank. Restricted report.

Can't be shared would be even better. It is for the sole use of the individual at ABC bank

A certain MAI friend of mine stopped coming here over threads like this. I guess I had a moment of weakness in returning.
No I think that MAI Friend had a certain female women on here that busted his chops 20 times a day and a few men that did it another 20 times a day and I guess they just had no respect because he unintentionally made them feel inferior because he just has to much knowledge :)
 
But a below grade improperly includes as sf above grade- the app can't correct that , can it? IT would just do a more polished job of sketching the misinformation?
Funny you would pick that particular example. One of the recent files to hit my desk involved a certified appraiser in Florida who included the finished basement in the GLA. It seems such an issue is not limited to apps :)

Now George back in the dinosaur days the appraisers I knew passed SREA course 101 & 102 and then loudly declared they were ready for the big times. Man people were sure impressed because it's hard to fine a job carrying a Clipboard-Polaroid Camera- go back to the office and and glue tape those three bad-boys on a Forms & Worms Purchased Green Hornet Form :) LOL
