This is ridiculous.
Danny was the chair of the ASB ... he personally taught the Instructor's course ....
you shouldn't - then it literally isn't possible to go over Danny's head in an appraisal standards discussion...

A "at full attention class" with multiple questions SORTA like the posts & threads HERE on the Forum. Given : WITH all what is Happening with HYBRIDS & Evals & ...USPAP.
To be clear: Interesting CLASS on USPAP CE VIA the various points (attempted to be) made on this Forum.

I would say that having followed and participated in this discussion you've probably seen a lot more explanation and rationale for the various viewpoints than most appraisers will ever see. Whichever side of the discussion you're on you're now more prepared to contribute to it than most.
 
Obvious collusion with 100% certainty based on disagreement of philosophy. Some folks need to grow up and get real. The Appraiser snowflakes that thought Dodd Frank or HVCC guaranteed them lifetime easy income need to check with the liberal entities that passed these "corrective" regulations WTF happened...???

This is verbiage from a desktop report I completed (private/non-lending) in Feb of this year:
" I have not made a physical inspection of the subject property. This report is based on the extraordinary assumption that the subject has been well maintained and in overall good condition. This assumption is based on photos provided by the client/MLS as well as comments made by the client regarding the subject property. Room/bedroom count and GLA are based on Pinellas County Property Appraiser records as well as provided by the client. If any of this information is found to be untrue, the appraiser reserves the right to amend this report. No major physical or functional inadequacies are noted"

I don't see why this would be any different than for a 1004p. The client in my case (and thus information that I described above) was a RE Agent and the pics were from MLS (30+)
But even if it was for a lender, and they agreed to the above SOW (i.e. 1004p), why would my lack of inspecting the subject, let alone not measuring the subject, be an issue?

As I keep saying about this and other hybrid/bifurcated products ... it's all about the fee
For anyone who cares, that particular assignment I charged (and received) $300

IMO the significance of that caveat cannot be overstated.

The $300 fee for such a service seems within reason, too.

Your violating antitrust law in your post.

I will repeat time and time again. The appraiser is responsible for SOW. It is like a woman or man has the right to consent. It can't be shoved down your throat.
 
Is Louisiana done? I didn't think so with FTC. CFPB will be next.

This here's still America and appraisers are not the property of the lenders. If you think the assignment conditions are unreasonable or you don't like the fee then don't take the assignment.

They cannot change the obvious but have to make some change every other year...the very pinnacle of bureaucracy at work...The huge changes made in 1994 seem to be unravelling slowly and we are almost back to 1992... insanity.
