Skylights only egress

are you saying that you would call it a bedroom?
I see a King Sized bed in it and the owners use it as a bedroom and there is no law that says skylights cannot be used in a upper level room. You cant put standard windows on a roof pitch like that .
 
Its still a bedroom- What kind of windows do you think it needs ? Even if it had windows you still slide down the roof - Do you think changing the name changes the outcome ? No it does not its a bedroom you are just leading your self down a dead end road :)

Check the local building code. Many have requirements for bedrooms. If the code requires "x" and you don't have "x". Who can argue

Call the assessor, then state assessor has it as a bonus room or whatever, the agent is trying to make a sale.
 
I'd simply note as a bedroom it does not have safe escape route.
 
Not making it an issue just want to report it correctly. Listing has it as a bedroom, but I do not think it is adequate enough. The first thing the users of the appraisal are going to complain about is that I called it a 3 bedroom rather than 4. I am thinking ahead of my rebuttal when the revision request comes charging in.
Do what is right for the appraisal, not what you fear from a RE agent in a rebuttal
It should be clear to any normal human that a fixed skylight is not the same as an operational window

A RE agent would call a doghouse an accessory dwelling unit . F** them. Explain proactively why the MLS listing has X number of bedrooms and your appraisal has a different number, and repeat that explanation if a rebuttal comes in. You also can write you listed the room as a den or study and not listing it as a bedroom had no impact on the value

What does the tax card say wrt # of bedrooms for the subject?

Incorrect, a bedroom needs a window or sliding door, an egress that is usable by human occupants in their daily life.
 
They open, but not sure if it safe to first climb on the roof to escape.
bedroom. you think it's safe to go out a 2nd or 3rd floor window to the ground. in reality, i have not seen a fire in my immediate area in 30 years. i also think that they may not be a true skylight. they could be windows at an angled wall. at worst a hybrid between both. don't let your thinking skylight is the correct term.

It appears that some forumites have fallen into the identity politics cesspool. A bonus room can't 'identify' as a bedroom if there is no emergency egress as required and defined in the building codes.
