I think that's how it works. Once an appraiser opts in, their entire database of comps is copied over to the Corelogic storage bank to be resold potentially thousands of times. I believe that's the big scam of offering SE to appraisers on the "Free Trial" basis. My guess is that the opting in legal language you agree to in the free trial grants permission to share your database of comps- and once that information has been taken from you, you won't ever be able to get it back (and CL has no obligation to give it back because the appraiser inadvertently signed away the rights to his/her information on the promise of a free gift).

That is similar to what FNC (now owned by guess who CL) was doing with Data Express, and Appraisal Port. Not only will they not give it back they will charge you to have access to the data *you* provided.
 
Can you post a screenshot of the peer data for a comp that has a lot of peer data?

I don't use it but its basically the SCA grid of the comp as entered by another appraiser and a photo.

It's for those that fight driving comps for photos like the plague. In other words, those taking short cuts not allowed via the Certifications. Corelogic/Alamode should be ashamed for offering/and or encouraging illegal activity. Appraisal fraud is a Federal felony. The pre-printed verbiage on the form says the under signed appraiser viewed the comps from the street. This feature is an open invitation to commit fraud. MHO.
 
Honestly, what makes the peer comp reliable? They probably don't fill out the SCA the same way I do and judging by the many problems I have seen doing field reviews, I may not (actually, do not...) want to see peer comps.
 
It appears ALA has a new marketing strategy for this:

"With SmartExchange I can see what ratings and amenities my peers are using. Now I'm able to do further investigation if needed and potentially avoid those time-consuming CU stops."

Now on the surface, this might make sense, but lets step back a minute. What this is really saying is this--CU and hence big data have already decided what the quality and condition this home is, no sense bothering yourself with such trivial details. Be a lemming would you? Oh, that independent thing, don't worry, we're working on the next USPAP update as we speak.

The peer comp data is not reliable.

Seeing it is depressing.

You can definitely see who the liars are by the way they fill out the grid.
