So when was the last time you saw an appraisal report that was typed out w/typewriter?

And which used 35mm pics that were glued onto Forms & Worms addenda pages? No APN, no sales history, no HBU analysis (21ac property), references 4 land sales but doesn't identify any of them, averages the pricing to conclude to $65k/ac. Makes reference to "Fair Market Value" but includes a MV definition, the 2-3 cert is incomplete by what has been required in any edition of USPAP.

I've never seen anything like it. The appraiser whose name is on it is a CG with a license number similar to my own, which means they came online at the inception of licensing back in 1992. I do wonder if that's who did the appraisal, though.
 
The worst report I've ever seen as far as presentation was in court and was a mix of FmHA forms, single sheet word processed not typewritten, and Total appraisal sheets downsized to letter size. about 2006. No real page numbering with many pages having no numbers - not that it would have helped since no Table of contents.

This was an appraiser who was hired to appraise some 20 or so poultry farms owned by Hmong first time poultry farm buyers. He used obsolete farms and closed farms as comps and claimed under oath that Hmong buyers were 'uninformed". Speaking which he used a sale by "Stephen Lee" as an uninformed buyer. Turned out "Lee" is a common Hmong name, and Stephen was a Realtor who sold farms to other Hmong growers. The attorney eviscerated him when she dropped that bit of info on him on the stand.

His side lost. The next trial he was in, they pulled the Daubert test on him and his entire testimony was thrown out of federal court. The tort lawyers who hired him then dropped the remaining 19 cases they had relied upon his report for values. But what the hey. He made 20k out of it.
 
Narrative. Complete sentences, and I don't see any indications of whiteout or correction tape so the typist is proficient at it.

might have bought us a supply. Real Estate Graphics closed its doors some time ago. Legal size to boot, right? Or perhaps found a print shop who would copy them for him.
 
As describe, it certainly has housekeeping errors. How was the analysis/conclusion?
 
Can't tell. The subject consists of a 21ac parcel that's zoned for Open Space and includes some moderate topo. The report is a Restricted Appraisal report and the valuation of the land consists of this paragraph

These are easy to review from a professional standpoint but tough from a humanitarian one. My guess is that USPSP only existed in the last third of their career.

At least they moved on from polaroids. :)
 
I never reconcile with an average, even when my comps are all the same thing.
 
In '84 I used a IBM Selectric that had an error correction button that would lift off typing errors, so that's the end of 'typing' reports. In '85 I was using a IBM-PC with a "Spinwriter" printer that typed reports, but by '86 had a HPLaserJet II that I used for ten years. I remember going to a VA class in about '92 and one of the old guys said, "I still do VAs because they will accept them in pencil."
