So when was the last time you saw an appraisal report that was typed out w/typewriter?

Can't tell. The subject consists of a 21ac parcel that's zoned for Open Space and includes some moderate topo. The report is a Restricted Appraisal report and the valuation of the land consists of this paragraph

Even the price per acre at $65.81 appears to be off by a factor of 1,000.

This is likely an instance of not knowing when to retire (we will all have to make that decision some day). Or, they are on strong (legit?) medications.
 
My perception of it is that he isn't working on a regular or consistent basis, otherwise he'd be getting feedback. If you've been out of the loop for 20 years you'll probably lose a step or two if trying to dabble a little in it.
 
I found some old rub off subject and comparable arrows in the attic and was afraid to throw them away, lol. Where the heck would you even find a typewriter? Time machine? Is his appraiser license #1? Or in Roman numerals? I had a flashback, I started out typing reports before computers. I remember the Central Train Station narrative took me forever.
 
I still use my typewriter to type some of my leases. It's heavier than my laptop.
Don't know where I can find the ribbon ink cartridge when it dries up.
 
when i started, there was always talk about an older appraiser who would pace off the house. when i measured my shoe back then, i saw it was 12 inched exactly. so when i ran out of measuring tape, i would count off the number of my foot steps to the end of the house. we had no rules then.
 
There's an old timer in middle VT that still uses a typewriter and film camera. He only works 1 town and doesn't have MLS access so if you go in that town office, he'll be there rummaging thru records. Does like a half dozen reports a year but still going at 96 (I think). Saw him at the Tunbridge fair last month drinking a beer and dancing to some bluegrass band.
 
Along with vintage clothing, typewriters are making a resurgence. Yet to see one hacked!

 
And which used 35mm pics that were glued onto Forms & Worms addenda pages? No APN, no sales history, no HBU analysis (21ac property), references 4 land sales but doesn't identify any of them, averages the pricing to conclude to $65k/ac. Makes reference to "Fair Market Value" but includes a MV definition, the 2-3 cert is incomplete by what has been required in any edition of USPAP.

I've never seen anything like it. The appraiser whose name is on it is a CG with a license number similar to my own, which means they came online at the inception of licensing back in 1992. I do wonder if that's who did the appraisal, though.

then again reports were only 10-14 pages, polaroids, red arrows, and a map copy with comps. with F&W pasties, hand drawn sketch. Clearly remember moving to computer ology and digital photography. Had to mount my mobile phone to the floor boards.....Huge puppy, the range was great even back then.

Had a girlfriend talk me into putting one in my landscaping truck back in the late 80s because her father sold them and got it for free.....
