So when was the last time you saw an appraisal report that was typed out w/typewriter?

And which used 35mm pics that were glued onto Forms & Worms addenda pages? No APN, no sales history, no HBU analysis (21ac property), references 4 land sales but doesn't identify any of them, averages the pricing to conclude to $65k/ac. Makes reference to "Fair Market Value" but includes a MV definition, the 2-3 cert is incomplete by what has been required in any edition of USPAP.

I've never seen anything like it. The appraiser whose name is on it is a CG with a license number similar to my own, which means they came online at the inception of licensing back in 1992. I do wonder if that's who did the appraisal, though.

The better question is --what are you going to do about it, George?
 
I got one (Land Summary Form) overnighted with a report date of July 31, 2023.
It was type written with a wet signature and developed pictures taped in the report.

By the way, it was a very good report in all aspects.
 
I still see recent reports with hand drawn sketches but that's about it.
 
In '84 I used a IBM Selectric that had an error correction button that would lift off typing errors, so that's the end of 'typing' reports. In '85 I was using a IBM-PC with a "Spinwriter" printer that typed reports, but by '86 had a HPLaserJet II that I used for ten years. I remember going to a VA class in about '92 and one of the old guys said, "I still do VAs because they will accept them in pencil."
I reviewed an FHA report years ago and it was filled out in pencil. The appraiser left a note about doing it in pencil on the report. "You can have a good report or a pretty one."
 
I do that sometimes in estimating an open house which could be a comp.
 
I used 2 way radio telephone using McCaw Communications and RCC channels. Like a big party line

50 cents a minute and $50/mo. Got a cell phone in a bag and it was exactly the same price. It got better...as John Cleese said.. First digital camera that actually was clear was Sony Mavica. I still have 2 and they both work.
 
On GSE Work - about 1995 was the last we saw - BUT some old MAI and CGs were typing out reports clear up to about year 2000.

I used to have a brick cell phone when first came out. I was paying $1/minute. Saved time from looking at my pager and search for a pay phone.
 
I have four Old IBM Selectric's, sitting in my closet next to my gun safes-ammo- two way radios, 6 months of dry food and my Zombie Apocalypse radiation suits, and pedal powered mopeds ready to roll. I will do "Non-USPAP Evaluations yellow legal pads, and ball point pens. Curb Valuations for food and water :)
