Hey, we've already had 1 comp check thread this week!

Seriously, please put all comp check threads in Improving the Profession as per the forum description.

The head honcho is getting bored. We need new material.
 
What I am is getting tired of the same old name calling and lack of respect for each other because someone doesn't agree with their opinion!

What we need here is more respect for each other. This is directed to everyone who participates in this thread and the other comp check threads and similar threads.

This subject has differences of opinion that vary by 180 degrees. Of course each side thinks they are right! But what each side has is an opinion and their opinion suits their beliefs and purposes, just like religion. So each side needs needs to respect the other persons opinion.

It is no problem to express your opinion but we will not tolerate personal attacks on the other person BECAUSE THEIR OPINION DIFFERS FROM YOURS!

Please take due notice and act accordingly.

What I was driving at was flat out "are you going to mark declining" kinda calls. For example:

I received a call from a gal (MB) who had an owner with 5 rental properties in Rockford, Illinois. Now Rockford is a BIG piece of real estate, which we cover. I would have loved to have gotten these jobs, I have GREAT gal for this area, and a week's worth of work for her had I been able to pull those jobs in.

But Steve, she knew nothing about the homes (if the were SFR, Condo, MF, ertc...), beyond the addresses, and asked me, flat out, "Are you going to mark any of these as declining?"

I would not get the orders if I did. (And I did not, which is rare for me.) Five different homes, only two of which were anywhere near one another, and she wanted to know beforehand on each.

I told her I'd GLADLY do market studies for a small fee each, but nuthin' doing. She wouldn't even consider it. And this is going to happen more and more, IMHO.

So, what to do? More free work? I guess at least the market study isn't a USPAP no no, correct?

Adept, if your market gets as bad as it has gotten in California and Florida, don't worry, you will eventually quit getting those kinds of calls. Used to happen here, now everyone, including my dog, knows the market is declining. FNMA has identified markets that are declining and will reject reports that do not correspond from what I understand. If they get Skippy to say it is stable, FNMA will reject it unless it's the truth. Just tell them that.
