Special Assessments termed "Jurisdiction."

Does anybody know why Realist now describes Special Assessments as "Jurisdiction" rather than Special Assessments, in some jurisdictins but not all?
 
Noticed that too. But, IMO. it doesn't matter what they call them. The figures are just a list of items included in the total property tax bill. Some counties show them, some don't.

Yet how much time wasted responding to conditions bc client thinks it is an HOA fee, regardless of how well it is described in the report ???
 
Why are you listing the various components of the property taxes? All you have to show is the amount of the property taxes. The exception would be any Mello-Roos fees which are temporary.

1004 page 1 requires Special Assessments
 
That section only covers items not in the property tax amount with the possible exception of Mello-Roos. Everyone pays those fees in their property taxes. The counties just show the list.
 
When you show the list of where the money goes, I can understand why the UW is asking. It makes it seem to them that these fees are in addition to the property taxes, which they are not.

Oh. So you're one of thr appraisers who indicate "0" as a page 1 "special assessment" although they are described distinctly on the Realist tax section, and also reported categorucally in every property tax roll that I"ve ever reviewed [although, Yes, they are incorporated jnto the Total taxes also reported atop page 1.] Meaningless minutia possibly, like half of what we are required to report, granted. [ I'm curious to see how far you are willing to go in order to defend ur spurious perspective, although I'm out...]
 
Geez, relax. I was just trying to help answer your question about why the client is questioning you about this. No need to get insulting.
 
You should be indicating the Special Assessments as many time they are more important than the base base as they include as the CFD Assessments which could double or triple the base rate. Plus with prop 13 the total taxes most of the time do not reflect the what the buyer will be paying.
