Spiral stair case down to finished basement. No other entry.

I had one almost exactly the same a couple of years ago. The cost to cure was around $4000 the market reaction was around -$8000. At that it still took them nearly a two years to unload the turkey in a market where the average marketing time was under 120 days.
 
I'd probably describe it, discuss the functional deficiency and most likely value it as storage or workshop space. Around here maybe $2,500. Perhaps a little more if the finish was good.
 
Is the lot big enough to build an addition for a new stairway? If so, the cost to design, build, get permits might be the cost to cure

Please remove picture and statements about the stair case. Picture indicates that stairwell is functional. Please check report as is.

When I said no. Response from AMC's we sent it back to the lender, but they are not going to like it. May reorder it from another appraiser.
 
Maybe Pamela needs a IRRESPONSIBLE DEMANDS LETTER list of AMC's.

This way the QC and Secondary Market players can cull the good AMC's from the bad AMC's.(This is in the context of appraiser pressure, not fees).

Seriously, Name Name's. Time & date, the AMC and the Stupid Employee along with the WRITTENT request!

I have no real problem at all with legitimate concerns. Even when they are misguided or incorrect I dont have a problem discussing the issue. It WHEN they DEMAND you do somethng that is absolutely WRONG!!!
 
I HATE SPIRAL STAIRCASES! (I know I'm yelling)

They should be outlawed.

My guess is that there is no market data to prove my dislike...no make that...distaste.....no, on second thought, make that revulsion for spiral staircases. I would hit it for functional of at least the cost to cure and maybe an additional 50% for the trouble of getting it out.

There has to be some functional since there are no examples of spiral staircases in the market. If they were market accepted and market preferred, these human corkscrews would be all over the place. Instead, you see very, very few of them. An obvious market disdain for spriral staircases (thank goodness)

when the house started as a basement home, how did the people get into it, since there is no outside access now, Sorry... been a rough week...:shrug:
 
There was a hole in the ground level roof and you took the spiral staircase down into the house. Duh!

well, Gee Greg, i told you i was confused, thanks for the clarification... we don't have many of those types of construction in my neck of the woods...:rof:

so, this thingy was a fire hazard from day one, eh?

am not to proud to say, i don't understand, when i don't, toss me a bone for asking, at least...
 
C'mon. I was kidding.

Actually, I had the same question for Ray that you did. I don't understand how the basement was built first and lived in for 12 years with no (explained) access.
