Ray, the firefighter in me is coming out... no other egress what so ever?? That sounds like a scary situation, I would NOT let anyone sleep down there!! To me, it would be day play room or storage. But then again, how do you get stuff in and out of storage if the only access is a narrow spiral?

I have a subject that has a small spiral stair case down to a finished basement. I can find no comparables in the past five years to establish a market reaction to the small spiral stair case.

Yet because of the smallness and difficulty to negotiate the stair case I have a gut feeling there would be a market reaction to it. There is not enough room to put in a standard stair case.

What say you on functional obsolesce for the stair case? If so how would you establish the value of the adjustment?

If the upstairs is too small to accomodate another stairwell cost to cure wouldnt work. If you cant extract it from the market, I go back to:

1)Is ita minor condition?
2) Is it a moderate condtion?
3) Is it major?

I havent seen it, you have. As long as its not a high end house I would call it a minor condtion. Maybe 3% adjustment of the concluded value. Just my opinion.
