As much as we may complain ... the agents here are very very good then. It is mandatory the enter the sq ft in MLS and cite the source of their determination.
I would mention measuring but not sure one if the owner would let you but it never hurts knocking on the door.

I know you are correct, and I do not deny that amigo. I am on your side when it comes down to what you have to do everyday. I have read the MLS and pubs recs for Albuquerque/Bernalillo County. My pops has access to your data, he lives and builds high end SFR's in Rio Rancho. It is tough times for him, in his location, and his price bracket for sure. I am just standing up for other appraisers realties like mine, which are clearly much different from yours.
 
Along the same lines, I am amazed at how many local appraisers guess the GLA on drive bys. Guessing comps is one thing, but guessing the subject is quite another. I will request a previous appraisal when a drive by is ordered. Two of the last three were other drive bys where the appraiser just guessed.

One at least did not fill in the room counts. I am just amazed at some of this stuff.

I am a bit reticent to try and go measure a comp. Last week, I had a guy flip me off for taking a comp photo. Plus, I am allergic to pit bull attacks and bullets. I suppose some people would be OK with that, but not many. I would think Jehovah's Witnesses would get a better reception.
