Anybody else notice use of the new form for non-lending purposes? Also on the sketch, Open to below is included in GLA. Whats up with that Jack?
 
It appears from the pictures that there is an open area that needs to be deducted from the upper floor. I know here in the DFW area the builders deduct that area from their totals and their plans.

It would appear that the SF total should be smaller than the sketch on the flyer represents.

Shannon so I understand you do not even have the completed VA appraisal as of yet? If not then you may or may not be worrying yourself for nothing. I would suggest waiting until you have it to proceed. Sounds like if you do not have the completed report then you may be losing sleep for naught.

Yes, I had permission to do whatever I wanted to do with the appraisal.

Thank you for your CONSTRUCTIVE advice and not further adding to my concern by berating the appraiser and appraisal. I find it interesting that I had another VA appraiser evaluate the house independently and this VA appraiser included the stairwell AND valued the house at MORE using different comps. Regardless, I reached out to this forum for knowledge and help over something I knew nothing about in order to assuage my anxiety. I appreciate all who responded with suggestions and help.

As noted above..."colonial comps hopefully" ....wise move! Good Luck with it. !
