Or be self-employed and adapt to the market and survive. A person who loses a job has no clients. A person who is self-employed should be adapting and anticipating work flow.
Self Employed means you wake up everyday "Unemployed" and need to figure out how your going to make money. Thats what makes "Independent Contractors" special, not many can do the job.

I had no idea that you were still on speaking terms with me....

Depending on the reason(s) why, during what period of time in their lives and the economy....
When a person loses his/her job, he/she will adapt....
Same for the self-employed who loses their clients, he/she will adapt....
You may be the exception....
But I am not a businessman type....
I have neither the skillset nor the personality to really create a sustainable business....

An appraiser really can't anticipate work flow...
Who would have thought starting mid 2019 to today, especially when Covid shut down the economy, that 2020 appraisal volume would be one of the highest for all of us....

At some point the appraisal industry may end up like buggy whip manufacturing....

During the past 30 years....
Many a day, a week, a month, a year....
I have felt underemployed....

A day or week is one thing. Longer is no bueno.
Been there, done that.
Also done the overemployed thing.

Careful - there are a lot of folks on the forum that think if you're doing more than 15 a month, you're putting out ordure... :rof: :rof:

15 a month is fast enough, maybe too fast these days. And no headache deals!
