Is that screenshot from RSDS?
Yes. He's having a meltdown on LinkedIn, claiming we're trying to scare away the noobs he's training while competing 300-400 reports a year with the help of technology. I'm sure technology helps him and his trainees complete reports on the same day in FL and TX, but we're just dumb boomers.
 
Playing devil's advocate here......

Provide an 'acceptable' annual compensation (including preferred benefits, vacation/sick/personal, 401k match) working 40 hours a week.

What hard costs are covered by the employer? MLS, E&O, computer, internet, paper, pens, folders......

How many 1004 assignments would you be comfortable completing in a full 40 hour/5 day work week?

Now we can do some realistic math.
He claims no more than 4 hours per 1004/report due to technology and his superior skills. So his claims of completing 300-400 a year aligns with your 40 hour work week scenario. Must be nice to live in a world where every borrower agrees to your schedule, it never rains, traffic moves out of your way, never a problem with software, dream comps fall out of the sky, stipps aren't a problem, never have to take any sick or CE days off, the car always starts..........yeah must be nice. And he does this while training the next generation across MO, KS, FL, and TX.

Traditionally appraisers are one person shows.

My PT (2nd job) fee job runs perfect at 3 a week, keeps me busy in the evenings and Sat (sometimes Sunday). Three reports in my market, typical home with no odd design/rural location and comps within the direct neighborhood takes me 5 hours each. 2 hours in the evening for 5 days and 5 hours for the weekend gets three out the door. Mix in some drivebys, a few four digit fee beasts and an estate or two over a quarter and I'm at capacity.

I create the report from accepting the order, creating a work file, schedule, inspect, comps and write it up. If I had help, say at a large office setting with someone starting the work file, scheduling, putting in data, I could easily increase production. I could probably do 300-400 a year if I had a team setting up everything, getting comps, creating the report at 80% complete, me going over it for a couple hours (basically reviewing and adjusting).

So the question would be is technology replacing the staff aspect of assistance? Show me this technology that will input my 20 digit tax id number in the proper format after looking it up for me. Where is the tech that will grab comps from the MLS, correct the data because the agent puts all bedrooms and baths from ALL the floors, including the finished basement, in the listing description, counting the unfinished attic as GLA because the assessment charges it as finished because the owner never questioned it.

Get that fella from RSDS in the forum, I have some questions for him. :ROFLMAO:

I will readily admit that I have accepted hundreds of appraisal assignments for $275.

I received these assignments via fax and completed them while listening to young new bands like INXS and Guns & Roses.

Maybe because their employers can read forums too.. and would fire them if they complained? Personally, I greately prefer doing what I choose to do, at the fees I set, rather than doing what I'm told to do.

9 reports a week for 90k. That's grueling in my book. Revamp your resume, call yourself an analyst and get a 9-5 financial analyst job for 90k with full benefits including retirement. Most of these analyst jobs are excel based and many are fully remote. Once you get past the shock of not working for yourself life becomes so much easier than chasing AMC peanuts. Then jump back in if/when it gets better. And you might have a bit of a retirement account.
