Donno why moderator changed the name and lic. numbers to xx...this was directly from The Arkansas Licensing & Certification Board Newsletter - they are required to publish it.
 
don't worry Pam, When they get done ridding the industry of all the MB/Appraiser relationships(the few that are left) and put it all in the hands of the AMCs and their "bonded" appraisers life will be good.m2:m2:....amazing isn't it?

I constantly see where some appraisers state that with the use of the latest technology they are able to do $150.00 1004's, do a good job (umm yeah OK) and everyone's happy.

With the use of the latest technology, it IS possible to do rapid inspections from 1500 miles away. For $29.95 you can buy the ACME teleporter with the deluxe HUA display---for you military types, this is similar to a HUD or Head Up Display--except it's a Head Up *** display. So, you quickly inspect and teleport back to the office to spend the 10 minutes you need to do a wonderful and credible (or is that incerdible?) appraisal. EZ
 
While this is horrendous and he should be hung by his thumbs and thrown in jail, the other part of this thread is not that unusual. More than one license in more than one state. I held a certification in both Arkansas and Florida. When I lived in Arkansas, I wasn't about to let my Florida cert go, it was too hard to get when I got it. There are snow birds that hold Florida certs and work here in the winter and elsewhere in the summer. I know someone who has certifications in 24 states and keeps them all active. Doesn't mean he is working in 24 states, doesn't mean he is geo competent in all 24 states, doesn't even mean he is hiring trainees in all 24 states. There is nothing wrong, however, with having multiple licenses in multiple states.

I know someone who has a license in almost every state in the country. He works for an AMC and it's how they get the MLS data for their model.

I suspect the moderator was just a tad over zealous this time. The scumbag former appraiser will no doubt show up by name in the "Suspensions and Revocations" thread.
 
They are liars.

My time per appraisal has doubled in the past 12 months for the most part. Between 4-5 comps, listings,extensive cross referencing etc.... anyone that states they are doing things in half the time is doing anything but a "good job".

Ditto here, plus my files are 2, 3 and 4 times thicker.
A lot of BS data to sift through these days.

The 'technology' buzz word being used by some secret handshake/alphabet soup types is really just code for cutting corners to increase volume.

Case in point: read the latest Zaio thread and take a look at what their 'superior technology' produced. :Eyecrazy:
 
AMC's need to be held responsible for this. Their low fees promote this type of behaviour.

Should be easy enough for them to track how much work goes to one person/company and who is actually doing the work. Me thinks they know and don't care, everything is working as intended.

The only way they can keep the fees low is to have fewer companies doing all the work and letting unsupervised trainees perform that work.

I have to tell you... I used to spell "behavior" like you do, but someone explained to me that only old English people spell it like that.
