Strategies for raising fees

wouldn't the private AMC email forum be better for you... :rof:

If AMC‘s were permitted to have staff appraisers running around doing appraisals, they would’ve been doing that in 2012 when they handed their role in the profession. They attempted to follow the rules and then when they decided they couldn’t make enough money that way, they simply decided to become appraisal companies.

The rules are there, it’s important not to confuse lack of enforcement with lack of rules and laws.

We can also look up the definition of third-party. Do you go to the United healthcare hospital to get operated on or is United healthcare the third-party?

You may be right!
Who knows, they keep changing things and evading legally or changing laws - hard to keep up with. I did a quick AI search -next post.

AMCs (Appraisal Management Companies) have existed since the 1960s but became prominent after the 2008 financial crisis with the Home Valuation Code of Conduct (HVCC) and later the Dodd-Frank Act's Appraiser Independence Requirements (AIR) in 2010, which mandated independent third parties to manage appraisers, leading to growth, but the ability to have staff (in-house) appraisers versus panel members became a focus of state regulation in the following years (like 2015 in Florida) as states clarified rules around the independent contractor model for AMCs.
Key Milestones & Context:
  • 1960s-2000s: AMCs existed but were less common; the primary focus was on appraiser licensing (FIRREA 1989).
  • 2008-2010 (The Catalyst): The housing crisis highlighted conflicts of interest, leading to the HVCC (2009) and then AIR (2010) under Dodd-Frank, which reinforced the need for AMC independence from lenders, driving their growth.
  • Post-2010 (State Regulation): States began implementing their own rules (like Florida in 2015) to comply with federal guidelines, often focusing on defining the relationship between AMCs and their independent contractor appraisers.
The Staff Appraiser Question:
  • The core model for AMCs is managing an independent appraiser panel, not employing staff appraisers, to maintain distance from lenders.
  • Specific state regulations after 2010 addressed how AMCs operate, sometimes limiting them from using in-house or staff appraisers to avoid the very conflicts they were designed to prevent, requiring them to use external panels.
In essence, while AMCs themselves were established to manage independent appraisers, the push to define and regulate their operations (including whether they could employ staff) intensified after 2008, with specific state laws solidifying these requirements

They had staff in 2005 lmao )

You don’t understand, that’s OK.
I understand that you want AMCs
to not have staff appraisers on their payroll and thats fine. What I don't understand is why you can't get that the big ones have always had staff both before Dodd Frank and after the 2012 law was passed.

You keep asserting that it's illegal when it's clearly not and if it was then for the last 12 years all the largest AMCs are running illegal operations. Why In 12 years not
one Federal Regulator has charged AMCs for having staff so what basis of facts do you stand on.

You may as well get on the Robot Dude's it's not constitutional rant team but that won't hold because congress passed Dodd Frank as Law. It's okay to not like a law but quit gas lighting others by allowing your emotions and feelings to make things up.

what happens when the staff appraiser does not hit the number... :rof:
