StreetLinks - New Limited Desk Review Product

How about this line?....."You get what you pay for!" or "Garbage in, garbage out"!
 
I don't know - here in my world I have come across instances where my appraised value was significantly below the previous appraisal's - and low and behold it is because the "other appraiser" utilized sales of lakefront or golf front for wood view without even declaring the comps they used had superior location. Recently had one where the "other appraiser" even said the subject had a lakeview - which it did not.

I can see the value of this service - but I think it should be done by employees not subcontracted - employ persons at a weekly fee to do administrative reviews in their local area.
 
This would be a good supplement product after I did a full STD 3 review on a quarterly, bi or annual basis to provided an updated value. After all isn't that what a AVM or BPO really for an "Update" value.

Seriously, most PROFESSIONAL appraisers wouldn't get involved in this garbage. Sell it to the lemmings and quit trying to blow smoke up our collective arses.

The SCORe simply allows the lender to obtain a second, PROFESSIONAL opinion of the appropriateness of the comps used by the original appraiser - exactly the purpose for which they were trying to use an AVM.

Tony I applauded your attempt to correct the problems AVM, LARA and other products create for appraisers. The problem is that these other products cost $45-$90. How are you going to compete with that fee and still be able to attract competent appraisers to conduct these assignments?

Over the years when I had to rebut some incompetent appraiser who conducted a review from 2,000 miles away with only limited access to local data and no knowledge of the area market I would address each error the reviewer made line by line. In my conclusion I would recommend that the lender stop wasting their time and money and hire geo-competent appraiser to do their review work. However it always fell on deaf ears since it was all about the $$$ just like it is with the AMC model. It’s all about fast and cheap.m2:

:rof::rof:...Like yourself, I am removed from the AMC world and the GSE fiasco but it still gets me to hear Tony come on here and wax poetic about things that have zero affect on him professionally and his only interest is his company's parasitic bottom line. Upon product launch (next week), StreetLinks will immediately be converting 3,000+ AVM orders - monthly - to a product provided by local appraisers. We anticipate this volume to grow significantly over the next several months. I can't see how that's bad for the appraisers who choose to provide this service.

I don't know if this is a perfect solution but it seems to me that if you keep within the parameters you set forth this product can be very useful.
