Supervisor?

I live in Nashville and I am currently in training and have 260 (and counting) hours towards reaching the 1500 goal need to get a residential license. However, things are moving a bit slowly because my supervisor only does VA appraisals and I can only get credit for the site and building inspections. VA does not allow me to help him with comp research, neighborhood research, writing reports, or final reconciliation, etc. so its hard to get experience in the other areas of the profession. I was curious if anyone who does conventional would be interested in showing me the ropes in the other areas I am currently lacking. If so once I reach 500 hours I can do the inspections myself thus saving you time and gas. I don't need compensation as I have a part-time night job and my current supervisor is giving me a modest pay.

Also if there are ANY general appraisers around the mid-tn area I would love to come learn under your tutelage as getting my general license is my ultimate goal.

A little bit about me: I'm 33, have two college degrees, and I grew up in Davidson/Williamson counties.

Does TN allow you to have multiple supervisors? Or would you just change over?
33 with two degrees and now seeking a totally different career seems...interesting, especially in this good job market. Care to mention why you are seeking an appraiser career?

There are many threads on this forum dealing with finding supervisors, and why many/most appraisers are not chomping at the bit as it were looking for trainees. Perusing all these may give you some ideas on how to better position yourself and your services. There are other avenues as well that TN may allow you to use as experience (say working for a county assessor, etc), a call to your state board may help in that regard. Maybe someone from the Volunteer state will ahem...freely offer up some information.

There’s an appraiser on nearly every corner of Nashville, so I’m a little surprised you haven’t been snatched up already for trainee work. What part of Metro do you work in most of the time?

TN allows you to have multiple supervisors just like they can have multiple trainees. And as far as why; well I tried the corporate world and hated it. My supervisor is my father and he makes an incredible living being his own boss. So he’s done this for 33 years, my license number is 46000+, his is 157 haha. Hell be retiring in the next five years and so I’d like to help him transition, take a little off his plate, and hopefully carry on the business name.
I’ve been talking to someone on the board and it seems that a supervisor is the only way to get credit. I could even get credit helping them do review work. One of the reasons most don’t want to train anyone is competition, well I’m gonna be an appraiser either way so at least let me help you make money until I am. The second is pay and they don’t have to pay me anything. If not I’ll just get there slower but at 500 hours I can do the inspections myself so it would save someone a great deal of time and hassle with this Nashville traffic.

I honestly haven’t found that to be the case but I never really paid attention cause I always had my father. I (we) cover 8 counties in the mid-Tn area. Anywhere from Columbia to Dixon to White House to Clarksville.

Is it a reasonable possibility for your dad to seek additional clients that order conventional appraisals to help you get your hours?

Yea he’s trying but he already does 10 VA appraisals a week and they pay more than conventional so it’s a give and take. We typically get one or two conventionals a week but I’d like to do two things:
A.) get more hours
B.) get a second perspective on things. My dad is pretty set in his ways after 33 years so I’m sure there are other ways/ different approaches to things.
 
It does not sound like you dad knows what he is talking about. There is no reason why you could not participate in all aspects of the VA appraisal assignments with your dad and have that count towards your experience.
 
You probably don't save your dad any time or make him more money by doing the appraisal with your dad but that counts towards your experience.
 
You stick with your Dad on residential. If you want to do commercial, call commercial appraisers or big commercial brokers that have employees. Just my two cents.

what you are saying really doesn’t even make sense. So what do you do? Twiddle your thumbs? Lol
