Brentwood is pretty homogeneous. A few other suburb areas.. That’s about it. If your workkng 8 counties, Lord help you. Lol
Call Terry Evans in Columbia. Him or his wife can guide you. His son too. His son is big with TAC. Terry is getting old like me. I hope he is still around.

You should show your mentor this from the latest VA Guide, chapter 11, page 27:

Appraiser Training a New Appraiser

a. Training for New AppraisersVA understands the importance of appraisers providing training to new appraisers and is supportive of appraisers who are dedicating their time to training others who are pursuing a career as an appraiser.

b. Visiting PropertiesTrainees may accompany the VA-assigned appraiser when visiting the property.

c. Assistance From TraineeA trainee or another appraiser may assist in any part of the appraisal yet the analysis establishing value must be performed by the VA-assigned fee appraiser. The appraiser must select the comparable sales, perform all critical analyses contained in the appraisal report, and prepare the Market Conditions Addendum.

d. Reporting Trainee’s Name and Work PerformedIf a trainee or another appraiser provided assistance or participated in the preparation of the appraisal, the appraiser must provide the name of the trainee or appraiser in the report and describe their role in developing the appraisal. Only the VA-assigned fee appraiser may sign the appraisal report.

Terry had a few health scares, but he and Ann are still with us. Mark is also doing great, but is concentrating more on residential stuff these days. My son is on the TAC with him. Our families are close.

As far as the OP of this discussion - I think somebody has really misunderstood the VA's rules with trainees. Maybe look at the new Chapter 11 again. Ultimately the VA approved appraiser has to sign, this is true. But a big part of the process can be done by a trainee, within reasonable limits. Hours counted towards the trainee's log in Tennessee, are not subservient to VA's policies.

Terry is the bomb to me. He is literally the best appraiser I have ever met in my book. Ann is not far behind. LOL

They were meant for each other. I have worked with several MAI's, many designated professionals. He is the best bar none in my book.
