If your dad can handle that kind of volume, which is hard to believe, he can help you on conventional or other sides of mortgage business. Nashville is hotter than a firecracker and probably the most homogeneous MSA in TN. Nashville Corporate limits is not real homogeneous. But it is leaps and bounds higher than the rest of Tennessee. But I find it hard to believe he can handle that kind of volume. Is it just you and him?

It does not sound like you dad knows what he is talking about. There is no reason why you could not participate in all aspects of the VA appraisal assignments with your dad and have that count towards your experience.
Here in TN the VA does not allow trainees to assist in the research of comps, reports, or any other aspect besides building and site inspection. Could be different with Maryland but if you have nothing to offer please find something else to do.

Assistance does not equal participate. Your dad would be doing the appraisal and you would be participating. Not doing it for him. Which is what mentoring is supposed to be anyways. You don't get to do the research and appraisal for your dad which is what the VA is saying by you can't assist.
 
You stick with your Dad on residential. If you want to do commercial, call commercial appraisers or big commercial brokers that have employees. Just my two cents.

your comments are like I can’t live off daddy forever.
I ride with him to each appointment and learn about different building materials, things that may need repair to close, what I need to take pictures of, drawing the sketches, filling out the inventory forms, etc. I do appreciate your input in where else to look for additional work but I don't just twiddle my thumbs and watch the clouds go by. When we do conventionals I'm involved in every aspect.

I can't get credit for the hours because though I can watch and learn I can't take credit for it as I'm not allowed to. Literally what I've been told by the board.

Good God man are you dense? I'm saying after 500 hours I can do conventional inspections on my own. Thats why I asked about conventional appraisals. Please find something else to waste your time on.

What exactly does VA allow you to do? That sounds silly and absurd. I recall reading that driving time to comps isn't allowed as hours by some states. The twilight zone of appraisal assistant hours.
 
The VA only allows me to credit hours for building and site inspections and I also agree it is silly and absurd. I asked one of my teachers (who is on the commission here in TN) if drive time counts and he said yes. We have to keep an excel log of every property and report and what aspects of the report we helped with. I've attached it to this post to give you all a better idea of what I'm talking about.
