You've gotta wonder what kind of fee he got for over-valuing the property $150k+
 

I usually only follow the stuff from my own State, However, since Terrel was so kind as to post the links, I went and took a look at this guy. After I had read it, something kept nagging at me.

It is this: "client submitted to respondents 'Sale Price/Value Needed:'"

When you read the whole thing, this looks like it shows up again in the charge of ethics violation.

A few years ago, I had a discussion where I said it was unethical to accept an order with that kind of language. I suggested the use of a "fax-back" form to have the client remove that language from the order and specifically state that they are not looking for pre-determined value. At the time, several people took issue with this position. I am hoping that they have changed their minds by now.
 
What if, by chance, the value requested is that which you came up with?...market conditions change, the borrower a thief, etc. etc. The engagement letter is damning in those instances.
 
That is exactly the point I was making. What I heard some members of our commission say is that if you have an engagement letter or fax that says "give us $x or stop" that is proof you accepted the engagement for pre-determined value. So, be careful what kind of engagements you accept.
