TAF and USPAP - great analysis

I don't who died and made gses' God. You shall. You shall not. USPAP don't preach that protocol.
 
It's not even that one location is better than another location. It is that the way people behave in one location is different from the way people behave in another location. It's very different.

I can't believe Bert analyzed all the home data in Burlingame. That city has unique neighborhoods where rich people prefer to live in certain areas.
Stick in one neighborhood at least and do a thorough computer analysis. Then the appraised value would be closer to MARS AVM value.
I don't mean to be harsh with Bert but he needs to step back and see the limitations of what MARS can or cannot do in appraising.

I have heard Bert's testimony. My stance is still same. Garbage in, Garbage out.

You should try the county I work with at least 7 jurisdictions?

Memphis is largest jurisdiction and values can change drastically on a street.
 
Forget census tract. MLS maps, etc.etc.etc.

I study my subject. I could care less about their religious beliefs, race, religion, gender, etc.etc.

Remember we appraise real property rights. Always remember that. It can be huge with one street making a difference relative to the subject property.

I heard great things about your vibrant city.
I like your local politicians in having foresight to make Memphis prosper in long range strategic plans which are paying off.
More jobs, more development, more businesses.
Even more sports team.
You can tell when a city is growing economically and desirability when more sports teams go there unlike Oakland which has lost all its sports teams.:(
 
We can't speed locally. Operation slowdown south is effect locally.
 
I would pay money to see Zoe and Nando unite.
