That city has unique neighborhoods where rich people prefer to live in certain areas.It's not even that one location is better than another location. It is that the way people behave in one location is different from the way people behave in another location. It's very different.

Stick in one neighborhood at least and do a thorough computer analysis. Then the appraised value would be closer to MARS AVM value.
I don't mean to be harsh with Bert but he needs to step back and see the limitations of what MARS can or cannot do in appraising.

Memphis is largest jurisdiction and values can change drastically on a street.
