Tell me all about being a Property Data Collector?

I don't know anything about being a PDC. If you are a credentialed appraiser, you will still have to comply with the Ethics Rule, Competency Rule, etc. I suspect that, like with appraisal work, AMCs, and similar companies will seek to pay the least they possibly can to have the work done. I also suspect that I would find the work mind numbingly boring however, sometimes you just have to pay the bills.
I'd expect anyone to abide by the rules....
Appraiser, licensed or not....

Vision is a big player in MA for data collected for Assessors....
Few months ago on the Social Web site Nextdoor.com a Member complained about some Dude walking around on her property taking notes, Pictures and she said he was measuring. She even took a Picture of him through one of her windows. What she did not do is go outside and challenge the man. If I was I wouldn't either if I was an un-armned woman. I ask her a couple of questions. Did she just by the house? Did she recently refinance? Did she recently file a claim with her homeowners insurance or change her insurance company or renew the policy. Other members ask her similar type questions. Silence!

I think I know why. 1st - Not everyone gets on NextDoor every day, week or month. Many who make post like hers are just habitual complainers/Whinners.

I have a couple of Questions.

Have any of you completed a Appraisal Report Desktop using a PDR?

If so

Did the PDR have the name of the Inspector?
Did the PDR have the Inspectors Phone number?
Did the PDR have the Date of Inspection?

Here is the reason I ask about the Inspection date . In my MLS all listings have a History button. You Click on it and it gives you the complete history of the MLS listing. i.e Date it was listed. All prior listing and ALL Changes made to the listing including date & time of the change.

From what I understand and I have researched it, the hybrid appraisal does not list the name or any information wrt the individual PDC inspector.
These PDC inspections are also used in conjunction with Waivers and then there is no appraisal of course.

A PDC inspection ordered for an appraisal or as part of a Waiver has nothing to do with an MLS listing

What "rules?

The PDC collection is a stand alone job and not considered part of apprasial practice, as long as no opinion is developed. The appraiser is like any schlub out there, given a short course on the cabi casa or measure they want and how to take photos like a moron and a bg check, so they are no better or no worse than the others and that is what opens a large pool of people up to do the PDC for low pay and it was developed like that by intention.

Let us know if they do! We should be informed about it even if we choose not to do it. Knowledge is power - my personal experience has been that companies rarely divulge the real information abut a job or fee work unless you sign up to work with them, so that is what anyone wishing to learn further might have to do.

I know it has nothing to do with MLS. My point about MLS is We know the agent name and phone to call with a question AND we can see the Date(s) Listed and ALL Changes with date and time.
