Tell me all about being a Property Data Collector?

You just described traditional appraising....
Money is different but time spent per assignment will also be different....

Think about this....
If every appraiser were to truly "verify" all potential sale comps (verify in the Biblical book of the ResGuy) it would truly add hours if not days to complete the report....
But not for the data collector....
How silly is this?

traditional appraising, with 5 assignments a week, the income would range from $1500 to $2500- and more depending on fees.

Compare to 5 PDC inspections at $75 to $100 each earnings of $375 to $500. The data collector does not need to deep dive into an assignment for verification or anything else, but my experience indicates the PDC inspections won't be as fast knock them out easy money as some seem to believe - note that nobody has actually done any of any or in any volume here, but we've all done inspections.Even a BPO (I've done a few are not as fast and easy as these companies sell them as being -

I know you enjoy taking the AMC side for whatever reason, but trying to spin an appraiser going from earning $1500 a week to earning $375 a week is tough even for you! The total $ per hour is less with the PDC inspection work even if the total hours are fewer . Most appraisers would trade the hours for the income of course. What kind of income is $3675 a week? Part-time or fast food, neither of which is considered as a profession yet minorities are being recruited for this "profession" now. They are getting the short end of the stick due to timing.

My point, not everyone wishing to earn some income has the same needs/desires as you....

I had no idea companies were advertising for data collectors....

No they don,t, all have the same needs and desires, but basic living costs for everyone is about the same, in various states and regions and a field unable to provide that can hardly be called a profession.

Show me a state where one could live on total expenses at the most basic decent level or raise a family while making $375 a week total and I'll move there. $375 a week is considered a poverty level in America. That is what the appraisal field offers now? That is a field they are recruiting minorities to enter.?

Property collecting is not a full time gig....
At this date, seems traditional appraising isn't either....
Part time work typically requires a 2nd job....

I'd rather consider property collecting than retail....

If you're getting enough traditional appraisal work so you don't have to get a part time gig, great....

Agree, which is why we will see attrition in the field over the next few years. A part-time income might make keeping the license worthwhile for some but not for all. I just think it is disingenuous for the agencies to be promoting minority recruitment into a field that is circling the drain.

They did the same thing 1950-1970 encourage POC from southern farms to northern cities to work in the factories. You know, those same factories they encouraged to leave the country, and gave them tax breaks for that, to manufacture outside the US and importing their goods back here.

Same party too.

If gas is say $15 round trip and total time 2 hours , between entering the assignment, making the appointment, driving, the inspection and then uploading the information it comes to $30 an hour. Which is $10 an hour more than many other gig jobs pay, but these are just my estimates and of course, any of it can vary. Idk, I see a minimum of 1/5 hours for a close one or 3 hours or more for a far one or difficult property.

The lack of consistent work might make doing these not attractive. One week you might get 2 and another week 5 and another week none and another week 8, whereas with a side job with set hours or gig job with make your own house, it is consistent and you can plan on the $ earned.

Still some people will want to do it and that's fine. I do not see it as easy money though. The detail they expect wrt a number of photos and the measure or cabi cusa floor plan and the form filled out correctly and then uploading it within a tight turn time etc it is not so easy as the flippant posts about it make it seem. Plus the usual AMC stips and we need another photo of X will apply. Idk about what other people encounter, but to get inside a property can take days sometimes between people not calling or texting back or the owner is away ...and meanwhile the AMC is calling every hour asking then the appointment will be set. The reality means doing the work they used to do for a fraction of the fee for an appraiser, and for a RE agent being subject to a level of scrutiny they do not experience within their own line of work.
They showed two reports online somewhere for Clear Capital with the same data collector who used some of the same photos for two different properties and cropped them. The appraiser received $25 for each report (Duplexs/2 unit with AS-IS and as repaired value), no idea on the data collector. The level of scrutiny will depend on the client. I'm not seeing the point of this unless you are trying to facilitate fraud for more money.
