Tell us how you really feel about appraisers ...

How many unethical clients have you done work for in the past without it being of any affect on your own performance? How many adulterers, p3edos, embezzlers, thieves, tax cheats, etc.

Even if your client was a violent felon your professional obligations in your work would still remain 100% applicable. Guilt by proximity isn't a thing.
 
just a reminder that your opinions are fine but when calling out others at agencies or other professionals by their their real god given names your personal liability goes way up. Like Mike Tyson used to say we all have big mouths until someone puts their fist in our face. Lmao )

You think they should, huh? They apparently think otherwise. (not a defense. just an observation)

I'm getting the vibe that you and other appraisers think their handling of their own proprietary analysis and analytics amounts to immoral or unethical misconduct of some sort. Don't get me wrong - I'm interested in how these programs are playing out too. I just don't assume there is any reason they should feel compelled to disclose.
If they are interested in the public trust they would volunteer to disclose.
 
Closed price's are the comps. The appraisers are not appraising other appraisals or waivers it's a non event.

The GSEs would be insane to share what borrowers and which properties received waivers. It would just be another big distraction and next they'd be trying to fabricate made up adjustments.

Finally their not a party to the loan terms and it's none of their business because it has zero or no measurable effect on the value.

The public has no idea what a waiver is nor do they care. This is not about the public.

That would be nice. It would also be nice if they provided to appraisers all the subject data they have been collecting.

They're not appraisers and they don't have any obligations when it comes to the public trust in the appraisal profession.

I would think Fannie and Freddie have some obligation to the public since they are taxpayer-backed. I don't expect them to share their data with appraisers.

hold on...fannie is stealing our data...giving it to the scum bag mortgage brokers...to steal and undercut our businesses and put unknowing borrowers underwater and this is ethical...hello warnock??? :rof:
