The fear of a real job and structure to most independent fee appraisers is like Kryptonite to Superman.
I think you may be painting everyone into something that you personally are attracted to. I know lots of full time appraisers that are attracted to desk review positions for exactly the opposite of what you stated. It certainly is true that a lot of appraisers enjoy the freedom associated with field inspections and sole proprietorships. There are also a lot of appraisers who don't.Nobody is going to be in appraiser if they have to go to an office or sit in front of a computer for eight hours. The draw to this profession was always -
1- working for yourself and 2- splitting time between field and office. If they’re taking all of that away, no one’s is joining. Not too much thought was put into the bastardized concept of modernization.

Working for yourself isn’t for everybody, I think I would agree with you on that. You have to be tougher than most.

Unfourtently most appraisers now are neither independent or a real business. The IRS deems us 1099 contractors like a Hubor or Lyft driver. If that AMC or the appraisers two direct lenders don't send orders most are done.
The commoditzation of what, was once considered a profession made it trade and not a profession for most.
