Actually many bad things have happened in the past, life has come close to being 100% wiped out a number of times in the past through so-called extinction events.

We are lucky we are still here.

Climate change, drastic climate change is nothing.

Far worse is likely to happen given time, regardless of what humanity does. All we can do is buy time.

Idiots and morons certainly do proliferate and it is surprised how few appraisers are anything more than MORONS when it comes to math - despite their ability to write fancy polished reports, without real substance, but none the less convincing.

You are so sure of yourself. Yes, but only in your environment, in your little world.

You're the one throwing around "Morons". Look at yourself in the mirror. - And yes, I know, you write some very nice reports. I know a lot of appraisers who write superficially excellent looking reports, where the English is in the upper 0.5%. They may know basic math and they may know it very well. But beyond that, when it comes say upper division math and statistics, they may have passed courses, but what little they know, if they know anything, they seem to be completely inable to utilize. In the quote form Austin (2012) he KNEW things are not simple. He didn't completely understand the issues, but enough to know kind of what the problem is. MARS is a method created by Stanford ProfessorJerome Friedman in the 80's which was built on the work of UC Berkeley Professor Leo Breiman (CART: Classification and Regression Trees). Their original samples were actually housing data (the "Boston Housing Data").



All the factors that impact home value are quite complex in many areas such as the SF Bay Area. - Such as the area you in fact live where I have also appraised a number of houses.

I am not going to be saying much more here, as you "should" know what you are dealing with, but clearly don't.

Call it what you want. From my perspective, it is demonstrating disgust at the lack of knowledge of experienced appraisers. If I am wrong show me an analysis of your neighborhood using MARS and I will correct myself. I am pretty sure you couldn't get an R2 above 50%. Make things a little harder and try San Anselmo.
