They are using your sketch? They are often using my complete (I am not sure how complete) appraisal compliments of the most recent refinance or the purchase.

And yes here, the realtors included basement as GLA, finished or not.

I can recollect one gal who included the garage and deck as GLA (she is still in business!). An attorney called and wanted me assist in the defense.

I gave the attorney the phone number of the new priest in town and a definition of GLA by fax.
