You really only need 3.5-4 months away to avoid most of the heat, not 6. The other 8-9 months it's beautiful here, even May was nice and I was in it every day. I know plenty of local people with vacation houses in Payson, Pine or in the white mountains. That's a 1.5 to 2 hour drive North, or a 3 hour drive South to Puerto Penasco, Mexico beaches where others have residences. I don't have a vacation home but my wife's parents live in CdM Newport Beach so we make it out there plenty this time of yearHow about Flagstaff 1/2 the year and Phoenix the other 1/2
Actually I do not live in the IE -- I live in Claremont CA In Los Angeles County-- but we do own properties in Rancho Cucamonga CA which is San Bernardino County CA which is way less in prices- BUT -that's OK -but that house has been a rental for many years and owned by family since 1979 and I spend most time in our LA County Properties which are in LLCs--BUT - in LA County just 5 miles West -Prices are way higher--In fact the home I live in is $300,000 higher than a similar home in Rancho Cucamonga which is in in SB County . BUT I digress now when I get done done rehabbing that old house it will rent for maybe $2,300 Plus per month and since it has no mortgage-It will be additional pay dirt. But thats not a big deal because I and more of a LA County guy then San Bernardino County person but we also own properties in Upland CA and Ontario CA under my fathers name and the LLC.Your last sentence is really true of Rancho Cucamonga The houses in my area are $850K to $1.3M. while there are people here with second homes (neighbor of mine is an out of market MLB player for example), that's not the norm in most areas. The Canadians snapped up dirt cheap properties way on the fringes of town, but many of them are selling and realizing profits. Now those $107,000 junky stucco boxes from 2009 in San Tan Valley are $325,0000 junky stucco boxes and the snowbirds are largely staying away while investment firms swoop in. Rents in these areas have gone from $1,200 a couple years ago to well over $2,000 today and whenever I put one of my rentals on the market, I get at least 5 prospects immediately. It's still cheap compared to much of LA and OC, but not so cheap relative to the IE any longer.
