This is a pretty niffty detailed chart for finding time adjustments, we are done.

Then I'm reminding y'all if y'all gonna do time adjustments, make sure your effective date or appointment date is in January. Y'all welcome.
 
I just been called out. The lender won't accept my 3 year old comp.
It's Comp #5. WTF!
I thought the lender would call me out to justify the time adjustment.
A real appraiser reviewer would have accepted that comp.
 
Because it's outdated even though it has most appeal and size.
Want me to get another more recent sale. That's right. A recent sale, more important than a good comp.
 
I got another recent SALE. Had to massage the adjustments so much. Lot of effort and tiring.
Appraising is an art.
 
From true footage. Having to adjust each one separately, where the fee % increase go.
