This is probably none of my concern but.

Exactly Terrel.......... I know of both of these individuals. They are father and son. Son is licensed - father is not. I was present at the home inspection of a friend - son was the one the appraisal was assigned to - father did the inspection - report was digitally signed by son.

I've aware of other instances where these two are portraying to be the same office and/or person.

I did advise one lender - did not seem to care.
They don't care because they will sell the loan to someone else. They just want to make the deal work.

Advise the state and see if they care.

It would concern me if I knew it were happening in my area.
 
Any individual who is protraying themselves as someone else is committing a fraud and is misrepresenting themselves.

The federal and state government's know of about 15 million illegal aliens portraying themselves as someone else in this country, what are they doing about it? What do you think they will do about it if you report it to the appropriate authorities?
 
An appraiser in another part of the state is running a satelite office in my area. Under normal circumstances this would not be a concern except the individual that is doing the inspections in my area is not a licensed appraiser but is portraying his/her self to be another individual.

Should this be brought to the attention of someone or just ignor what I know?

It is fraud! Notify your Attorney Generals Office and advise them of the circumstances that you just stated. You cannot portray yourself to be some else, especially in the appraisal business. If you have any problems send me the information via email and I will contact them with that information for you. I work with several Fraud Examiner's in Ohio and PA, and some are Ex-FBI and they would love to run with the information.
 
The broker/appraiser certification permits eligible real estate brokers to perform real estate appraisals in non-Federally related transactions after their authority to do so under the REACA expires September 3, 1998. Real estate brokers who are licensed in good standing as of September 3, 1996, and who submit qualifying applications to the Board between September 3, 1996, and September 3, 1998, are eligible for certification as broker/appraisers.


At one time you had to be a broker to do appraisals in PA.

First thing is there is not a 'licensed' designation in the state of Pennsylvania.
You are either a Certified Residential or General Appraiser or you are nothing.

If the Certified Appraiser (son) is signing off on the appraisal without personally inspecting the property then that is a violation and the board should be notified. http://www.dos.state.pa.us/dos/cwp/view.asp?a=1134&q=440282

My mentor also has the Broker/Appraiser license TC spoke about above. I asked why he still has it and he replied he likes to pay the state $200 just in case he may need it.....he has not used it yet....
