I just got back from a 4 hr and 25 minute picture trip for a rural REO. Even at a very good fee this one will not be a money maker. With the newer in depth data requests and extended requested answers (listed in the order) appraisals are taking much longer. It is a rarity that I have one where a recent works comps are viable. I do not handle those long nights on the computer as I once did. I expect my volume to decline, fee to increase, and income decrease, unless I go 30 mile and work for a larger appraisal shop.

I like to do that when I can just to have the afternoon off to think and not be "doing" on the computer. Clear the cobwebs.
 
On a side note car maintenance is expensive...I just paid for a heater core replacement and a new engine seal.

I track my miles. I deduct the 58¢ or so per mile. And yes, I have 3 vehicles and my appraisal car has 44,000 miles and it is 21 months old. But over 50% of my miles are business, and that means over $10,000 has been deductible from my income taxes, and gas is about a third that. I am still on the original tires and have a 125,000 mile warranty - which means I will trade it off when I hit that mark.

Any firms providing company vehicles since according to you the "tax write offs" are so good?
 
That's good. I'm not really wanting to go to the open house looking for business. I just want to go see the house. Probably just the ones at the very high end of the price range.

Same here. Don't care about the high end ones, I usually hit the old ones to see some interesting original details and possibly score some antiques.....Or if I know I'm going to use as a comp later on.

They usually run open houses on the weekend tho and I rarely do field work on the weekends.
